The Stages

  • We arrange a mutually convenient time to visit your property and agree a valuation for marketing purposes.
  • A thorough description, floor plan and photographs are taken and sales particulars are quickly prepared. Virtual tours can also be set up.
  • A distinctive “For Sale” sign is erected (by agreement).
  • The details of your home are immediately made available to our computerised database of applicants; shown in the office display panels; displayed on our website and uploaded to large property portals such as Rightmove, Prime Location, Find a Property and Fish4Homes.
  • Our database of buyers is contacted by telephone, SMS text, email and by mailing out particulars of your home. New prospective buyers are sought through local advertising media, predominantly the weekly Reading Chronicle and Henley Standard newspapers.
  • New buyers are registering daily and Nicholas has over 700 associated offices throughout the UK referring buyers to us through the National Association of Estate Agents (NAEA) “Homelink” scheme.
  • Viewings are arranged by prior appointment and accompanied, when required.
  • You will receive good quality feedback after EVERY viewing.
  • Sales are professionally negotiated by experienced staff and each purchaser’s financial status is carefully confirmed before the sales process begins.
  • Sales progress is followed closely through each stage by our sales progression Manager, Kevin Gadd, and you will be kept fully informed throughout the entire sales process.

Land & Development

We provide an informed opinion on potential development plots and home extensions and have a network of developer contacts available for consultation.

New Homes

We maintain a steady supply of new homes, not least because of our success in identifying land opportunities for development. We specialise in the marketing of new developments and will provide both specific marketing materials and the necessary staff to manage on-site show homes and enquiries.

Investment Appraisal
